How to Wholesale When You Can’t Assign the Contract
There are already laws on the books in several cities and states that say that you can't assign contracts UNLESS...you have a real estate license, or some special license issues by the city, or something else that makes your life difficult.

One of the biggest, least understood tax advantages in real estate is the 1031 Tax-Deferred Exchange.
Big, as in you can sell an investment property for ANY amount of profit, and not pay taxes on that profit—if you handle the money right, and use it to buy more properties.
