You will knock on doors, talk to owners, neighbors, and make contacts throughout the day and accumulate a big list of distressed properties with no for sale signs. You will evaluate, and maybe even make an offer or two.
Day 3: Due Diligence & Offers
You will process all the properties found yesterday by finding the owners that were not home or their heirs if needed through research and skip tracing. You will do your own title searches looking for liens. You will do comps and market analysis. Then you will make live phone calls to sellers or their heirs and talk to people.
