Buying a house Subject 2 the existing financing allows the investor to gain ownership of a home by taking over the seller's current loan and negotiating a cash payment to them for their equity. When buying BRRRR or to Lease Option or to Seller Finance, the investor can get creative and buy more houses with a lot less cash and none of their own credit using Sub2.
