If you plan on using a house hack for your first investment, you could use FHA, VA, or Conventional Loans. But you could also ask the seller to pay some closing costs within your offer price or perhaps add that on top of the price so you can finance closing costs. You could ask the seller to pay fees to buy down your rate. There are down payment assistance programs that you might qualify for . . . . all tools you could use to get into a single-family and rent out the extra rooms, or even a 1, 2, 3, or 4 unit . . and reduce your costs.
If you are selling a house, your owner-occupant or investor buyer might like you as the seller to offer these incentives, even if they pay a little more for them so they can get in with less or no money.
