One of the best ways to get the best deals (homes, small multi-families, or apartment buildings) is to be able to offer “cash" and when you developed a list of private lenders who are ready to roll, that’s exactly what you’ll be able to do.
Private money is THE BEST WAY TO FUND! It's quick, low-hassle, often ‘no qualifying’ in the sense that private lenders care a lot more about the property than they do your credit, AND it has a feature that borrowing from banks and even seller financing doesn’t; you can get money for purchase AND repairs.
That’s why so many Successful Investors use it to buy so many properties, and why new real estate investors are always asking, “Do you know any private lenders?” But that’s not quite how it works. You don’t ‘find’ private lenders. You create them. And that’s exactly what Alan Cowgill will be teaching at the March Meeting.
