Seller Financing is when the mortgage lender or bank is eliminated and the seller directly finances the property to the buyer.

There can be many benefits to both sides of the transaction including, but not limited to - 

  • Getting a property to sell faster
  • May be able to sell the house "as is"
  • Could get a better interest rate than other investments
  • Seller financing lets people who might not be able to secure a mortgage buy a home
  • The closing process may be cheaper and faster
  • The down payment can be whatever the buyer and seller agree upon
Over the past few years with all the new regulations being rolled out in the Kansas City Metro area, local investors Brian and Michelle Winberry, hosts of the weekly WinVestor's meeting have taken a long approach to converting those rentals into owner-occupied homes by using Seller Financing.  Now they have the benefit of the Cash Flow without the Tenant and Rental Regulation Headaches.  Now the can collect the monthly payments as cash flow or they can sell all or part of those monthly payments for a chunk of cash income and let someone else earn the cash flow.  This month they are going to come and share their process so you can do it too!.

If you have not been to our virtual meeting in a while, we do have opportunities to network, we just do it a bit differently.  Our break out sessions are 3 - 10-minute sessions where we randomly split you into groups of 3 to 5 people, and ask all in the group to share who they are and answer a question (the given question is new).  The chatbox is similar to our deal sharing table where attendees can post what they have to offer:  houses, lending, services, what they need:  deals lending, services, or just post a question that you need to be answered.  We will also have a couple of case studies so you can see real live deals from here in the metro and market update on what we see trending in our market.
