Face it, we are in a different economy and situation from a couple of years ago. He believes we have been in an economic recession for the last 24-30 months. Multiple challenges are appearing every day. To paraphrase Warren Buffett on the economy, the tide has been going out for a while, and now we are going to see who has been swimming naked and unprepared.

He is seeing more private lenders and borrowers experiencing defaults. Credit card balances continue to rise. Auto repossessions are increasing. More IRA account holders are reaching out to me regarding problematic deals and what to do with them.

We are also seeing falling rents and rising insurance and real estate taxes. Landlords and tenants are getting squeezed, and we need to find solutions. The best way to do that is not by getting angry and lawyering up, but by being transparent, cooperative, and engaged in accurate communication.
