Tim's Story . . . as a St Louis Rehabber and Coach, Tim built a business from nothing to 2.3 Million in just 5 Years . . . . . . in 1999, while working the counter at a QuickTrip gas station, a regular customer of Tim's came in and showed him a check for $36,000.00. This was the first time Tim had ever seen a check that big and quickly learned that his friend and QT customer got the check from flipping just one single family house. In that moment, Tim decided he wanted a piece of the action and jumped in with both feet!
After making $15,000 on his very first property (bought for only $35K,) Tim was hooked. Not only did this new passion and business allow him to quit his job, he was also able to immediately put together a line of credit from a local bank for more than $100,000.00 and began his new career flipping homes! Before he knew it, he had upwards of 15 full blown gut rehabs going on at any given time.
Fast forward a few years. The market changed. The housing industry changed. The mortgage qualification criteria changed. Everything Tim worked so hard to create came crashing down around him. Running five businesses, managing dozens of rental properties, having multiple rehabs going on at any given time, managing crews and still trying to be a good father and husband were just too much. Taking on too much too quickly forced Tim, one of the most active real estate investors in the St. Louis area, into Bankruptcy.
